According to the Dallas Morning News Tuesday November 11, 2008 edition home sales were down 17% from a year ago as well as a fall in the median home price to $140,000. The good news is there are signs of the market is nearing the bottom Dr. James Gaines an economist with Texas A&M Real Estate Center said that “fortunately prices may hold nearly flat, even though home sales continue to decline.” Dr. Gaines goes on to mention how Texas is still one of the best housing markets in the country.

The even better news is that housing inventory has fallen to the lowest number since January 2006 (at the end of October Dallas had a 6-month supply of homes for sale which shows that the Dallas market has already stabilized. According to the Dallas Morning News article on average, it takes 82 days to sell home here. The magic number that we would all like to see if 72 days, but if you price your home correctly and you have staged and taken care of it will sell faster!

Finally Some Good News From The Media!

Barrel of oil soared to a new record today to $127.82, stock prices fell, consumer confidence is at the lowes level in 28 years, BUT the good news that came out today was the news in the real estate sector MSN.com writers Charley Blaine and Elizabeth Strott reported that


There was finally some good news about the housing sector this morning.
The number of housing starts rose a surprising 8.2% from March to April, to a seasonally adjusted 1.032 million annual rate, the Commerce Department reported this morning. Economists had expected a decline of 1.4% to an annual rate of 934,000.

Building permits also rose, up 4.9% last month to an annual rate of 978,000. Economists had been looking for a 1.8% decline. Single-family permits rose 4%, the first increase in more than a year. Building permits are an indication of future activity.
Year over year, housing starts were still pretty ugly, though, down 30.6%.
A survey Thursday showed that 6% of home builders said they believed the current market was in good shape. A whopping 69% said the housing market was in trouble, according to the National Association of Home Builders/Wells Fargo monthly index.
The Fed has "taken steps to stabilize the housing markets," said Jack Bouroudjian of Brewer Investments to CNBC. "We're still seeing the remnants of it . . . but I feel very comfortable in saying that the credit crunch is now behind us; it's yesterday's news. I think we are now at the bottom of the housing crisis."

Get Out Of That Apartment!

Apartment living can be great for those who are trying to establish themselves and break away from that "Kid" persona.

This little mortgage fiasco that we are currently experiencing has made renting an apartment more expensive.

The reason for this is because there 3 types of people out there:
1. People Who Do Not Make Enough Money To Own A Home
2. People Who Can Not Get Approved For a Loan Due To Credit Issues
3. People who read the negative headlines about the NATIONAL REAL ESTATE NEWS, and think that buying a home here the Dallas/Fort Worth area would be a bad investment.


Unfortunately I can not help people who are in group number 1. I wish I could go to your place of business and ask them to give you a raise but I can't.

I can help group number 2 by referring them to a credit repair company that has helped several of my clients improve their credit enough to qualify for a loan.

I love helping group number 2, but for this blog purpose I am going to focus on Group number 3.

Living in an apartment is great when you are just starting out on your own and trying to break away from the parent's grip. But what after awhile you start to realize that you throwing away your hard earned money on rent and having nothing to show for it, not to mention how much money you spend on you electric bill since most of the apartments are not energy efficient.

Because of the mortgage crunch and less people are able to buy this means that the demand for apartments and rental houses will rise. This means that apartments can charge higher rent and people have to pay this or else they have no place to call home.

So the people in Group number 3 who are afraid to purchase a home because of all the negative news they hear or read are affected the most. They wind up paying higher rent because they think this is the best option they have.

Well I am here to let you know that the DFW real estate market is doing just fine. There are some areas that have been hit by the foreclosure bug, but if you hire me as your Realtor I will point out how many foreclosure are in the neighborhood and what the market has done in the area over the last year.

Is Real Estate Really Down or Are We Just Heading Back To Normal?

Open your Newspaper to the business section or turn on your local news and you will be guaranteed to hear or read words like "Housing Crisis" "Real Estate Bubble Burst" "Credit Crunch" "Foreclosures soar" "Falling Prices", and many many more negative words that would scare anyone from even thinking about buying or selling a home.

What you don't hear or read is that maybe we are just heading back to a more normal sales cycle... the world isn't ending, the unemployment rate is still relatively low, interests rates are still at historically low levels, and home values are still appreciating. Even though California's overall home prices have depreciate I bet there are some area's out there that have seen appreciation.

All real estate prices are local... You can have a street that has depreciated from 6 months ago and then you can have the next street over with the same style of houses appreciate. Prices are all relative to the area.

The housing boom was nice while it lasted but we are now heading back to normal times. We are not seeing the end of home ownership... Buying a home can still be one of the best investments you ever make, but now it is more crucial than ever to hire the best Realtor out there.

Even though buyer's agent are free not all buyer's agents are created equal. Take me for example, I try to help keep as much money in my buyers bank account as possible. I believe that if you can afford the monthly payments while putting the least amount of money down on a house then you should do that. The money that was saved I would recommend a financial planner to help you invest that money and focus on earning as much money you can this way.

If you think about it you are maximazing you chance for two good returns. If I do my job correctly and find you a home in area that has few foreclosures and has a proven track record of appreciation on top of a good financial planner helping you earn money on your other investments, you get the best of both worlds. Just remember that old saying "Never Put All Your Eggs In One Basket!"



The Dallas Real Estate Market, Especially parts of Richardson, Allen, and Plano are doing very well right now. Pricing your home right is definitely the most important advice I can give to anyone thinking of selling their home. In this market over pricing your homes will just set you up for disappointment and I don't like to have disappointed clients.
